WHAT TO EXPECT ON YOUR BI-ANNUAL WALKTHROUGH

We take great pride in having our properties in the best condition possible for our tenants. We require a Inspection of the rental property Bi-Annually, during the month of June & November each year. Most property managers do not give the option of an exit walk through, which leaves no room for items to be addressed prior to charging a tenant.  We prefer to do walk throughs with our tenants prior to vacating the premises. This allows for your Property Manager to bring up any concerns or items that may affect your full deposit from being returned, this would give the tenant a chance to resolve any **tenant-correctable items in question.

Any damages outside of the Move Out Checklist are to be fixed by a professional contractor hired by Elk Summit Properties, all incurred costs will be taken out of the tenant's deposit or charged to tenant if damages are in excess of deposit and are due immediately. ALL of Elk Summit Properties are strictly NON-SMOKING, smoking is forbidden in or too close to the home that would cause the odor of smoke within the rental property. There is a $2000 penalty to the tenant if there is any evidence of smoking in or too close to the inside of the property, plus the cost incurred for removal of smoke smell from the rental property which can include but not limited to new paint, carpets and flooring. Please advise all guests to smoke 30ft away from all windows or door.

BEFORE YOUR SCHEDULED WALKTHROUGH

Your property manager will call or email you to set up an appointment for your walkthrough if they need to come inside the property. This will occur once in June and once in November. Please take this time to communicate any concerns, problems or issues.

HOW LONG DOES IT TAKE?

Your walkthrough should last about 30 minutes from start to finish, unless there are serious problems. You can also expect the walkthrough to last longer if there are issues that require further investigation.

WHAT TO EXPECT?

Your property manager will inspect your home’s exterior items first, such as venting positions, siding, gutters, and that hose connections are disconnected, sprinkler system is blown out and backflow piping is insulated prior to winter. Next they will inspect the interior items such as carbon monoxide batteries, filter on furnace which also includes checking for flammable substances near your heater that could be considered a fire hazard. They will look for any serious damages such as holes in the drywall, door damage, torn up floor, etc. They will also look underneath sinks for any leaks and check all laundry connections for leaks or blockages.

ONCE COMPLETED:

Walkthroughs should be quick, easy, and painless! The purpose of biannual walkthroughs is to make sure your home is up to code. By checking for damage and potential future problems.
